Homogeneous Sheet Vinyl
Welded-seam homogeneous sheet vinyl engineered for GTA hospitals, long-term care, clinics, and institutional facilities to CSA Z8000 standards.
Commercial flooring Vaughan work is delivered by Commercial Flooring Toronto, the INSTALL certified contractor covering L4H, L4K, L4L, and L6A since 2004 across Woodbridge, Concord, and Thornhill. Our Vaughan crews work the Highway 400 and 407 industrial corridor, Vaughan Mills, and the Cortellucci Vaughan Hospital catchment, serving distribution centres, manufacturing plants, retail units, and healthcare suites. Commercial flooring Vaughan runs $4.50 to $18 CAD per sq ft depending on material, subfloor, and downtime tolerance, with warehouse polyaspartic at $8 to $14 CAD per sq ft. Most Vaughan calls start with a trigger: a Highway 400 warehouse buildout needing single-day-cure polyaspartic before racking arrives, a Concord distribution centre coating between seasonal peaks, a Vaughan Mills retail fit-out on mall trading hours, or a Thornhill medical suite replacing worn VCT. Vaughan sits in Alectra Utilities territory for isolation and shutdown coordination, and our crews self-perform carpet tile, commercial LVT, homogeneous sheet vinyl, rubber, epoxy, and recessed entrance matting on one written quote. 20+ years of GTA experience, WSIB clearance, and $2M commercial general liability back every Vaughan project.

Four reasons commercial floor replacement gets deferred in Vaughan, and how each one is handled on the quote rather than discovered mid-project.
Almost none of our clients can. Phased after-hours shifts from 7 PM to 5 AM, weekend windows, and zone-by-zone turnover are the normal way we work in occupied offices, retail, healthcare, and hospitality. Modular carpet tile lets us lift and replace selectively rather than clearing a whole floor plate. The after-hours differential is 25 to 40 percent on labour and it appears on the quote as its own line, so the option is priced openly before anyone commits.
Nine times out of ten it was moisture. A slab emitting above the manufacturer tolerance will lift adhesive and delaminate a coating regardless of how well the material was laid. We run ASTM F1869 calcium chloride and ASTM F2170 in-situ relative humidity testing before anything goes down, and where the readings require it we install a certified epoxy vapour mitigation barrier with a written warranty. The test results go to you, not into a file drawer.
That happens when a bidder prices off a floor plan and discovers the subfloor later. We assess the substrate first and put assessment, subfloor prep, adhesive, removal, and disposal on separate lines before work begins. Commercial flooring installation in Toronto runs $4.50 to $18 CAD per sq ft with fit-outs at $6,500 to $18,500 CAD, and those bands are published rather than gated behind a sales call.
CSA Z8000 infection control, CFIA food-plant requirements, LEED v4 low-emitting materials, AODA barrier-free thresholds, and Ontario Building Code all show up routinely in our scope. Our crews are INSTALL Alliance certified and manufacturer authorized, which keeps material warranties valid, and we supply EPD and HPD submittals plus BOMA waste-diversion logs for the project file at no extra charge.
Every material system below is self-performed by our own INSTALL certified crews in Vaughan, quoted in published CAD bands, and installed with ASTM F1869 and F2170 moisture testing on the slab first.

After-hours and weekend phasing carries a 25 to 40 percent labour differential, quoted on the line before work begins so occupied buildings can price the option openly.
Financing is available on projects over $10,000 CAD through OAC-approved commercial partners with 12 to 60 month terms and 48-hour applications.
The same 6-step process runs on every Vaughan project, from a single suite to a full warehouse floor.
An estimator walks the space, identifies the existing covering and what sits under it, checks levels, and confirms access and work windows. $199 CAD, waived when work is authorized on the same visit.
ASTM F1869 calcium chloride and ASTM F2170 in-situ relative humidity probes on the slab. Readings above manufacturer tolerance trigger a certified epoxy vapour mitigation barrier with a written warranty.
An itemised quote within 4 business hours: material line, subfloor prep, adhesive, removal, disposal, and any after-hours differential, each on its own line with a CAD figure.
HEPA dustless diamond grinding, shot blasting to ICRI CSP 3 to 5 for coatings, self-levelling underlayment where the slab requires it, and full removal of legacy adhesive residue to ASTM F710.
INSTALL certified crews install to the manufacturer specification, working by zone with hoarding and dust containment so the building keeps operating. Directly employed crews, no subcontracted labour.
Thermal weld and seam verification, integral cove capping checked, site cleaned, and a written workmanship warranty issued alongside the manufacturer warranty documentation.
The $199 CAD site assessment is waived when you authorize work on the same visit, and projects over $10,000 CAD qualify for OAC-approved commercial financing over 12 to 60 months.
No quote gating. Itemised CAD pricing before any work begins.
Vaughan is warehouse country, and the schedule follows the racking, not the calendar. On a new buildout the coating window sits between slab cure and racking installation, and that window rarely moves, so we confirm the concrete pour date at quoting and work backward to the moisture testing dates. On an occupied distribution centre the sequence is inverted: we coat in bays around live picking aisles, usually starting at the dock wall and working inward.
Crews stage off Highway 400 and 407 with Langstaff, Rutherford, and Steeles as the cross routes, which keeps Woodbridge, Concord, and Thornhill within a short run. Vaughan sits in Alectra Utilities territory, so any circuit isolation for grinding or coating equipment is filed through the facility operator on Alectra timelines before the schedule is fixed. Retail at Vaughan Mills runs overnight to mall trading hours with hoarding up and struck inside the same shift.
The Concord and Woodbridge industrial band is modern tilt-up with power-trowelled slabs, high rolling loads, and forklift traffic that punishes any coating applied over an unprofiled surface. Those floors get ICRI CSP 3 to 5 planetary diamond grinding or shot blasting, ASTM F2170 relative humidity testing, then 100% solids epoxy or single-day-cure polyaspartic with anti-slip aluminum oxide aggregate at the dock aprons and line striping for aisles and safety zones.
Food and beverage plants along the same corridor need urethane cement rather than standard epoxy, because thermal shock from washdown will lift a conventional coating, and CFIA expectations put integral coving at every wall junction. Thornhill shifts to professional and medical suites on suspended slabs, where welded-seam sheet vinyl and commercial LVT with acoustic underlayment are the working materials, and Vaughan Mills retail units run high-traffic LVT with a 30 mil wear layer plus recessed entrance matting at the mall doors.
New build with racking already scheduled. They worked backward from our racking date, moisture tested early instead of at the last minute, and the polyaspartic was cured and striped before the first upright went up.
Washdown area had lifted a standard epoxy twice with other contractors. They specified urethane cement with integral cove, explained exactly why the previous coating failed, and it has held through two years of thermal cycling.
Medical suite with VCT from the nineties and a slab nobody had tested. Moisture came back high, they installed a vapour mitigation barrier under warranty, then the sheet vinyl. Priced on the line before we committed.
Serving Woodbridge, Concord, Thornhill and the wider City of Vaughan area across the L4H, L4K, L4L, L6A postal districts, inside our 60km GTA radius.
A written itemised CAD quote comes back within 4 business hours of receiving site details, and the $199 CAD assessment is waived when work is authorized on the same visit. For Concord and Woodbridge warehouses we ask for slab age, any prior coating, and your racking or peak-season dates at the same time, because the schedule constraint usually drives the system choice more than the square footage does.
We cover Woodbridge, Concord, Thornhill, Maple, and Kleinburg across the L4H, L4K, L4L, and L6A postal districts, working the Highway 400 and 407 industrial corridor. Work at Vaughan Mills and in the Cortellucci Vaughan Hospital catchment is routine for our crews.
Single-day-cure polyaspartic can be ground, coated, and returned to forklift traffic across a weekend on runs up to roughly 20,000 sq ft, staged in bays. A 100% solids epoxy system needs longer cure before heavy traffic, typically 24 to 72 hours depending on the product and slab temperature. We quote the cure window as part of the schedule rather than leaving you to discover it after the crew leaves.
Yes. Food processing, bakery, brewery, and commercial kitchen areas along the 400 and 407 corridor get urethane cement rather than standard epoxy, with integral coving at wall junctions and a seamless, cleanable surface that survives thermal shock from hot washdown. Conventional epoxy in a washdown bay is the single most common failure we are called in to replace.
Yes. We work under CCDC 2 contracts, carry a current WSIB clearance certificate and $2M commercial general liability, and coordinate with the GC, the concrete trade, and the racking installer so the coating window is protected. We also provide LEED v4 EPD and HPD submittals and BOMA waste-diversion logs for the project file.
